Signs of Slowing?

Are the Larimer and Weld County markets showing signs of slowing?

Here’s the deal…

The Denver Post article points to the difference in number of transactions between June and July of this year. It’s no surprise to us that July had fewer closings.

What’s true in Metro Denver is also true in Northern Colorado – June tends to have more closings than any other month during the year so of course July will be slower.

What we do notice when we look at the numbers is that the difference between June and July is significant.

In all major markets in Northern Colorado, the difference between June and July is the greatest it has ever been in the last four years.

For example, in Fort Collins, July had 18% fewer closings than June, whereas last year the difference was 9%. In Greeley the difference this year was 16% while last year was only 5%.

A month over month difference does not necessarily indicate a long-term trend. However, there is a difference compared to last year which should be welcome news to buyers who have been waiting for a slow down.

So how’s the luxury market? Let’s look…

Today there are 88 single family homes for sale in Larimer and Weld County priced at $1 Million and above.

Over the last year, 63 of these properties have sold.

This means it would take 17 months to sell all of these luxury properties at the current pace of sales.

Where do most of these sales occur? The most active city is Fort Collins with 18 luxury sales followed by Loveland with 13.

The most active neighborhood in all of Northern Colorado for luxury properties is the Harmony Club in Timnath with 8 sales.

Prices Continue to Pop in 2017

Real Estate Prices in Larimer and Weld Counties Are Up Double-Digits

Fort Collins, Colo. (Feb. 7, 2017) – Continuing a trend that started four years ago, average residential real estate prices in January 2017 increased by double-digits compared to one year ago. Larimer County’s prices are 10.5% higher than last January and Weld County’s are up even more at 12.8%.

The average price of a property in Larimer County so far this year is $378,253 and in Weld County it is $310,948. Both Counties have seen their residential average prices go up by almost $100,000 in just three years.

“For three years now we have had the perfect storm to cause prices to increase at a rate that is double the long-term average. Northern Colorado is in the top-10 nationally for fastest growing communities, we have an incredibly healthy economy with high employment, interest rates that are roughly half of the long term average, and very few homes to pick from,” said Eric Thompson president of Windermere Real Estate in Colorado.

“The inventory of listings is especially low in the lower price points. For example, if someone wanted to buy a single-family home in Fort Collins under $300,000 they would have five listings to choose from today. Greeley has 33 homes at that price point,” Thompson said. “These dynamics create a unique opportunity for move up buyers to capture the appreciation in their home and leverage the low interest rates to buy the home of their dreams.”

Even though the number of homes available for sale across Larimer and Weld Counties may be down, Windermere Real Estate in Northern Colorado saw their January closed transactions increase 48% compared to last year. Their new written contracts are up even more at 110% compared to 2016.

The City Manager for Fort Collins, Darin Atteberry, recently visited our weekly sales meeting. He had several interesting and valuable facts to share, including this…

Based on the City’s research, Fort Collins will grow by 100,000 people over the next 25 to 32 years. That will bring the population to approximately 255,000 people. It means Fort Collins will essentially add the equivalent of Boulder’s population over the next two and a half decades.

100,000 people will require 40,000 housing units. That equates to 1,600 new homes/apartments/condominiums/etc. per year for the next 25 years.

Upping the Pace

Nationally, the real estate market is on pace for 5.6 million home sales. That is the highest pace we’ve seen since 2007.

A little perspective – 5 years ago the pace was roughly 4.5 million sales and ten years ago it was roughly 6 million sales.

The highest it has ever been is the Spring of 2005 when it topped 7 million sales.

Interesting Takeaways

The Zillow Group just completed an extensive survey of home buyers and sellers. Here are some interesting takeaways from the research:

  • Half of today’s home buyers are under the age of 36, and 47 percent are first-time buyers. Solo home buyers are in the minority; most buyers are shopping with a spouse or partner (73 percent).
  • Eighty-three percent of buyers are shopping for a single-family house. Their top considerations are affordability and being in a safe neighborhood.
  • Today’s sellers are most often members of Generation X (38 percent), and the majority (63 percent of all sellers) are listing a home for the first time.
  • Most sellers are trading their homes for one they see as an upgrade, seeking a median of 100 more square feet and a home that costs an average of 11 percent more.
  • Sellers’ top regret was that they didn’t take more time to prepare for a sale (30 percent). (By the way, Windermere’s Certified Listing is a proven 10-step process which prepares both the home and our clients for the sale. Let us know if you want to know more about it.)

The Trump effect. How will it impact the US economy and housing?

The American people have spoken and they have elected Donald J. Trump as the 45th president of the United States. Change was clearly demanded, and change is what we will have.

The election was a shock for many, especially on the West Coast where we have not been overly affected by the long-term loss in US manufacturing or stagnant wage growth of the past decade. But the votes are in and a new era is ahead of us. So, what does this mean for the housing market?

First and foremost I would say that we should all take a deep breath. In a similar fashion to the UK’s “Brexit”, there will be a “whiplash” effect, as was seen in overnight trading across the globe. However, at least in the US, equity markets have calmed as they start to take a closer look at what a Trump presidency will mean.

On a macro level, I would start by stating that political rhetoric and hyperbole do not necessarily translate into policy. That is the most important message that I want to get across. I consider it highly unlikely that many of the statements regarding trade protectionism will actually go into effect. It will be very important for President Trump to tone down his platform on renegotiating trade agreements and imposing tariffs on China. I also deem it highly unlikely that a 1,000-mile wall will actually get built.

It is crucial that some of the more inflammatory statements that President-Elect Trump has made be toned down or markets will react negatively. However, what is of greater concern to me is that neither candidate really approached questions regarding housing with any granularity. There was little-to-no-discussion regarding housing finance reform, so I will be watching this topic very closely over the coming months.

As far as the housing market is concerned, it is really too early to make any definitive comment. That said, Trump ran on a platform of deregulation and this could actually bode well for real estate. It might allow banks the freedom to lend more, which in turn, could further energize the market as more buyers may qualify for home loans.

Concerns over rising interest rates may also be overstated. As history tells us, during times of uncertainty we tend to put more money into bonds. If this holds true, then we may see a longer-than-expected period of below-average rates. Today’s uptick in bond yields is likely just temporary.

Proposed infrastructure spending could boost employment and wages, which again, would be a positive for housing markets. Furthermore, easing land use regulations has the potential to begin addressing the problem of housing affordability across many of our nation’s housing markets – specifically on the West Coast.

Economies do not like uncertainty. In the near-term we may see a temporary lull in the US economy, as well as the housing market, as we analyze what a Trump presidency really means. But at the present time, I do not see any substantive cause for panic in the housing sector.

We are a resilient nation, and as long as we continue to have checks-and balances, I have confidence that we will endure any period of uncertainty and come out stronger.

Hot and Not

Where are the hottest markets in Northern Colorado?

Hint – it starts with “W”

Turns out the communities with the largest increase in year over year sales are… (drum roll please)

Windsor and Wellington!

Windsor transactions are up 22% more than last year. Wellington has seen an 11% increase.

All other NoCo communities are flat or lower than last year.

For example, Boulder transactions are down 9% compared to 2015.

Certainly one of the reasons for the uptick in Wellington and Windsor is the amount of inventory available to choose from and specifically inventory in the lower price ranges.

So, while prices are up everywhere, only two places have seen more sales than last year.
